We are pleased to present our summary of Manhattan condo and co-op sales from May 4, 2024 to May 10, 2024.

  • Last week, 263 contracts were reported signed in Manhattan, up 23% week-over-week but down 5% year-over-year.
  • This was the highest number of signed contracts reported in eight weeks, which was also the case in 2023.
  • The second week of May is typically the strongest or second-best week of the year for contract activity in Manhattan.
  • Nine of 20 categories saw year-over-year gains in activity, including a 67% increase in Financial District/BPC sales.
  • This was the strongest week for sales over $5M since the week of May 27 to June 2, 2023.
  • It was also the fourth consecutive week with 20 or more sales over $5M, something that last happened in Spring 2022.
  • The top contract was the 86th floor at One57 asking $38.5M. This apartment originally closed for $47.3M in 2015.
